After listing this ranch, I have earned my real estate license mostly so I could list this properly and also to save the buyer a commission fee in dealing directly with me.   Do not get set on any nice ranch and expect it to be there for a period because they are the hottest commodity here right now.  I think many people are fed up with the declining values on their homes, pollution, traffic, people, climate etc. and are wanting a better way of life.  Over all, our real estate market is slow but has not done what has happened in other parts of the nation because our cost of living, home values, land values etc. have been some of the lowest in the country already, many people from the areas hard hit, (especially California) have been moving here keeping our values and increasing our values.  Land values have been going up considerably since the nationwide market collapse and are continuing.  Land values by the ranch have almost tripled in the last ten years.

The history of this land has always been clear to my knowledge.  A farmer bought the land originally and put the two houses up and the large barn.  The couple had it for approximately 15 years and went to a senior center whereby their daughter took over the ranch and sold it to myself.  I am selling in order to mover closer to family.

In 2012 with the worst draught since the 50's the southwest field produced 103 bales of high quality Bermuda hay and had left over to be grazed on.  Speaking of the draught, none of the 4 ponds dried out.

and pulling some coals over to where you all are sitting and cooking dinner in a Dutch oven and dessert in another Dutch oven or cooking a hotlink on a stick all while your horses nuzzle you with their noses for a bite.  Maybe you would like to set off some fireworks legally.

That is just an example of really living. You can cut some trees, build a garden, work with the cattle or horses etc. and save yourself the expense of the gym and the tanning salon while truly enjoying yourself.  Why not get on your horse drawn cart or carriage and mosey on down to tiny town USA (Stigler).  there, you can browse the many small shops or take in a movie at a classic theatre or see a rodeo or parade or antique car show.  Maybe you would like to go to the nearby town of Whitefield and drive the many trails on the white sandy beaches of the Canadian river on your four wheeler. You will wonder, why you waited so long to make this decision.

There is sooo much to see and do right in the immediate area, it will keep you very busy with inexpensive, fun and healthy things to do all while your ranch is bringing in the cash. 

The city of Stigler is only 4.5 short miles from the ranch and also provides many job or business opportunities with a population of over three thousand, or make a short drive to much larger cities like: Muskogee, McAlester, Fort Smith.

The school system and small town life make this one of the best places to raise a family.  Just ask anyone in the area or look at the demographics.

We moved here from New Jersey and raised our daughter in Stigler after doing much research into many areas of the mid west

You can probably sell what you have, move here and never have to worry about money again.

With the fantastic school system, abundant open terrain, lakes and rivers for every type of recreation, mostly warm sunny days, Stigler Oklahoma is one of the very best areas to live.  People are friendly. There is no hustle and bustle even though there are plenty of income opportunities. The cost of living is very low.  In Stigler, you are removed from suburbia but close enough for commute or day trips.  You can even day trip to Oklahoma City or Tulsa and Weekend trip to Dallas or Little Rock.  All and all it's a great place to live and raise a family.

The population of this area is expanding fast and large properties are almost impossible to find all because of the recession.  Many people are moving from the expensive areas to the less expensive rural areas so you may want to act quickly on your decision.

Scared of Tornados.  Well I am originally from New Jersey.  I looked up the statistics for Stigler Oklahoma before moving here and there has only been one tornado in Stigler since records began in 1950.  Here is the info:

Rural real estate is where it's at. Rural property has many benefits similar to recreational property. This is not only a country home site, but already contains two potentially fully operational ranches or farms.
